Policies for Direct Bookings

Cancellations

  • Full refund for cancellations up to 30 days before check-in

  • If booked fewer than 30 days before arrival, cancellations made within 24 hours of booking are fully refundable

  • After that, 50% refund up to 20 days before check-in

  • No refunds after that point

Bookings made through third-party platforms follow the policies of that platform.

Property Use & Responsibility ‍

Standard Fees

  • Smoking on the property: $500 fee

  • Unauthorized pets (where not permitted or not approved): $500 fee

  • Hot tub misuse requiring additional cleaning (Fox Lodge only): $200 fee

Additional damage or excessive cleaning will be charged based on the cost of repair or replacement.

Pets

Some homes allow dogs with a $150 pet fee. Others do not allow pets.

Where pets are permitted:

  • Dogs only; cats are not allowed

  • Pets are not allowed on furnishings

  • Pets are not allowed in the hot tub

  • Pets must use outdoor areas

  • Owners must clean up after pets

Bringing pets without approval, or into homes where pets are not allowed, will result in a $500 fee.

Parking

  • Parking must be in designated areas only

  • Parking on roads or grass is not permitted (where applicable)

Vehicles parked in violation of these rules may be towed.

All towing fees and related costs are the responsibility of the vehicle owner.

Hot Tub (where applicable)

  • Children must be supervised at all times

  • No glass in or around the hot tub

  • Do not stand on the hot tub cover

  • Keep the cover on when not in use

Additional cleaning due to misuse: $200 fee

Damage to the hot tub or cover will be charged at replacement cost.

 
 

Payments

  • 20% of the total is due at the time of booking

  • The remaining balance is due 40 days prior to arrival

Bookings made through third-party platforms follow the policies of that platform.

 
 

Quiet Hours & Noise

  • Quiet hours are from 10 PM to 9 AM

  • No outdoor music at any time

Guests must comply with local noise regulations. Any fines issued by local authorities are the responsibility of the guest.

Trash & Wildlife

  • Trash must be placed in designated bins

  • Garbage should not be left outside

Improper disposal may result in additional cleaning charges and can attract wildlife.

Fireplace & Fire Safety

  • Fireplaces are wood-burning (where applicable)

  • Guests must follow all local fire regulations and restrictions

No fires are allowed when restricted by local authorities.

Damage caused by misuse of fireplaces or fire-related equipment will be charged to the guest.


General Condition of the Home

Guests are responsible for keeping the property and furnishings in good condition during their stay.

Any damage or missing items will be charged accordingly.


Septic System (where applicable)

The home operates on a sensitive septic system.

  • Only toilet paper should be flushed

Damage caused by misuse (including flushing wipes or other materials) will be charged to the guest.

Additional Restrictions

  • No fireworks on the property (county regulations)
